Renovations of Lower Level Commercial Space to Begin
Early in October 2011
After the acquisition of commercial space in Edgewater House by the Sea Colony Recreational Association three years ago, the Board of Directors launched an ad hoc committee of owners and property management to investigate ways to utilize the space. After a number of meetings, the committee agreed to a concept, and after a bid process, Becker Morgan Group, an architectural and engineering firm, and Lessard Builders were selected and are implementing the plans in two phases. The first phase included renovating office and meeting space on the first floor of Edgewater. This work included offices for SCRA staff and ResortQuest East Property Management and staff, conference rooms and two lavatories, and was completed in mid-May.
The second phase of the renovation will begin October 3. When completed, there will be larger, more efficient meeting rooms, an improved fitness facility, kitchen, retail space and new bathrooms for meeting space and the Edgewater Pool.
In preparation for the renovation, the Edgewater Fitness Center will be closed starting September 26. The Community Room, Kiddie Kamp and other commercial space on the lower level of Edgewater will be closed starting October 3. The meeting rooms, Fitness Center, Locker Rooms, Men’s and Ladies Room will be closed during the renovation, which is expected to be completed before Memorial Day, 2012.
The Edgewater Indoor Pool will remain open. A unisex restroom and shower is under construction and will be available during the renovation. Signage showing the location of the room will be installed.
Assigned Parking Restrictions Waived!
Effective Friday, September 23, all assigned parking restrictions will be lifted until Sunday, May 6, 2012. All vehicles must have a valid parking permit displayed at all times. Thank you!
Balcony Furniture Removal As always, it is a good idea to remove and secure all balcony furniture when you leave Sea Colony for the season. The furniture and carpets MUST be removed no later than Monday, October 17. Thank you for your cooperation.
After The Storm!
Hurricane Irene Property Update:
Overall we were very fortunate here at the beach! The maintenance staff is currently checking all the units in the building. If maintenance finds any issues in your unit, Management will contact you individually and advise. At this time, we are fully operational.
The beach suffered minor beach erosion, some dune fence was lost and crews are working hard to get everything cleaned up and ready for a busy and wonderfully forecasted Labor Day Weekend!

Proof of Flood Insurance
It's that time of year again! Many of you are getting calls or letters from your mortgage company advising that your flood insurance has expired. The certificates had an expiration date of 4/15/2011 and have been renewed. The insurance company is in the process of sending out the current certificates to all mortgage companies. Many times, these pass in the mail. Please contact your mortgage company to see if they received the new certificate. Additional converter boxes are available for a fee.

Sea Colony Does Not Need Beach Replenishment At This Time
During the past week, owners have asked about the equipment temporarily located on Sea Colony's beach. This equipment is for use in replenishing the beaches at Bethany and South Bethany. Sea Colony's beach does not require replenishment, based on conclusions from an engineering survey authorized by Sea Colony.
However, both Bethany Beach and South Bethany are participating in beach replenishment due to erosion from recent storms.
Great Lakes Restoration - the company replenishing the beaches for Bethany and South Bethany - requested use of Sea Colony's beach as an outpost for its GPS equipment; and the Board of Directors agreed. Other replenishment equipment is located by Georgetowne House because there is a State-owned right of way and placing the pipe there enables efficient sand pumping to Bethany Beach and South Bethany. While it was not necessary to secure Sea Colony's permission to place the equipment, the vendor has been cooperative, and expects to complete the work within the month; weather permitting.

Oracode Keyless Entry Locks ResortQuest has obtained information from Oracode for a keyless unit entry lock which has been approved by Rental Management. Click here for more information. The cost is $275 to install and a $40 fee per year for administrative and maintenance which includes internet access. Council has advised that this is an individual choice and not mandated . Owner Unit Improvement Change or Modification Application |
Contractor Application: In order to protect everyone's unit, the council has adopted a new procedure for upgrading your unit. Effective January 1, 2009 and revised December 2010, the Contractor Application must be filed with management and approved by the ARC Committee PRIOR to beginning any structural changes and/or upgrades in your unit. | Effective January 1, 2010 all owners are covered on a building wide Preventative Maintenance Contract with Service Today for your HVAC and Hot Water Heaters. If you currently have contracts with other carries, please do not renew as this will be covered in your HOA fees.
